You still cooperate with buyer's agents and pay the buyer's agent commission, but you eliminate the listing-side commission entirely.

Relevé Real Estate offers flat fee MLS listing starting at $399 (one-time, paid upfront). This gets your home listed on Stellar MLS with full syndication to all major portals. Optional add-ons include professional photography ($199), lockbox rental ($50), and contract review ($299). Full-service representation is also available for sellers who prefer hands-on guidance.

You choose. Under current NAR rules, buyers may negotiate commission directly with their agents. Most Tampa Bay buyer's agents expect 2–3% of the sale price. Offering a competitive buyer's agent commission typically attracts more showings — your Relevé agent will advise on the right number for your market.

Flat fee MLS works best for sellers who: (1) have sold a home before and understand the process, (2) are comfortable managing showings and qualifying buyers independently, (3) can review and negotiate contracts without agent support, or (4) are selling a rental/investment property where the margin math justifies a DIY approach. First-time sellers or those in complex situations often benefit from full-service representation.

The base flat fee does not include: professional photography, comparative market analysis (CMA) / pricing strategy, showing coordination, open house management, offer presentation and negotiation, contract review, inspection negotiation, appraisal management, or closing coordination. Yes. All Stellar MLS listings automatically syndicate to Zillow, Realtor.com, Redfin, Homes.com, Trulia, and hundreds of other portals. Buyer's agents searching the MLS for their clients will also see your listing. The exposure is identical to a full-service listing.

Once you submit your listing documents, photos, and payment, your home typically appears on the MLS within 24–48 business hours. Stellar MLS syndicates to Zillow and Realtor.com within 24 hours of activation. We provide a checklist of everything needed to go live quickly.

Yes. If you list flat fee and later decide you need more support — for example, after receiving a complex offer — you can upgrade to full-service representation. Any flat fee paid is credited toward the full-service commission. Contact us to discuss your situation.
